Whether you need turnover cleaning for a full-size home, multi-family townhome, a condo, or small apartment can make a huge difference in the time it would take you to clean but the minimum time for a one person job in a small apartment unit is typically no less than 2 hours. What is Turnover Cleaning?

To have a high-quality rental property, you must adhere to certain cleaning standards for everyone who rents from you. By definition, a “turnover” is a cleaning which usually means that the client is a rental property owner or management company who needs unit cleaned so they can rent it out again.

Turnover Cleaning Checklist:

A rental property turning over monthly or even several times a month is generally cleaned as follows. These are the cleaning steps needed to have the minimum requirements of a clean property.

Kitchen

• Cleaning all appliances
• Vacuum all cabinets
• Cleaning the sink
• Sweep and mop the floors

Bathroom

• Scrub the entire floor of the bathroom
• Check the sink, toilet or tub for clogs
• Clean the sink, shower head, and all metallic surfaces
• Use cleaning detergents that will kill any bacteria

Living Room

• Clean the cupboards, tables, and bookshelves
• Vacuum the floor and underneath the sofa

Walls

• Clean any visible stains on the walls and switches
• Clean any molds you find on the walls using bleach.

Windows

• Clean the windows from the inside leaving a streak-free finish
• Be sure that the windows open and close safely

Furniture

• Vacuum all the furniture, which includes sofas, mattresses, and chairs
• Clean all wooden furniture with a cloth and a wood-friendly detergent

Rugs and Curtains

• Vacuum curtains and rugs accordingly to remove any dirt or dust

Here are some rental agreement items to think about from a cleaning companies standpoint.

Do you supply linens?

When we offer turnover cleaning, it’s recommended that our clients handle cleaning the linens themselves so you aren’t paying one of our maids to just sit around waiting for the washer and dryer to finish. One way many of our property owners solve this is by requiring the renter to provide their own linens or cleaning the ones you have supplied. It would also but down on additional cleaning time required for us to set the bedding again for the next tenant. This can get particularly expensive if the laundry takes longer than the actual cleaning.  

Turnover day and time.

Some of the most common turnover days are on weekends, making Sunday a particularly busy day which most cleaning companies will charge a premium for. The best times for check out is 10:00 am with a 4:00 pm check in for the next renters. If it’s a really smart apartment or condo, you can cut down the turnover time a little more than the 6-hour window recommended above.

Penalty for late check-out?

State in the rental agreement that a cleaning crew will arrive at a specific time, and that they will not enter the house until it is completely vacant.  State that a 15-minute delay in vacancy will result in an $xx.00 charge from their deposit. For example,  if there are 4 cleaners waiting for tenants to vacate, you may be charged for this.
